Architects become involved early in the construction of a building; whether that be for a residential home or commercial building because they have to supply architectural drawings, the design or plans, so the building can be accurately ‘costed’ by a builder. Once the developer or new home builder’s client is happy to proceed, the architect may submit the final plans to council for building approval so construction of the new home or commercial building can commence.

Home owners will often end their relationship with the architect here. Inspection of the new home’s construction is then handled by a licensed building supervisor, employed by many new home builders. However in the construction of a commercial building, architects role is more comprehensive, often contracted to oversee the construction process, to ensure the building works are completed in accordance with the architecturally designed plans. Often too the architect will be called upon to make modifications to the plans, taking into account real-life situations not foreseen at the time of a theoretical design, working hand in hand with the owner/developer and building’s construction manager.

During construction, at agreed stages, the role of the architect will often be to supply written progress reports to the owner, making them aware of how construction is proceeding, which is particularly important on large scale buildings such as multistory apartments, hotels or office buildings. Any unnecessary delays can cost the owner dearly, so the role of an architect is also make sure construction of the building runs smoothly and make recommendations to the construction manager if improvements can be made.

Often too the added cost of an architect to oversee construction is made up by having the building built on time and within budget.
